This is home country for me. Whitesboro is where I am based, and five fenced acres on County Road 132, which the listing also refers to as Bones Chapel Road, is the kind of tract I would happily build on and then drive past for years afterward. A few details on this one are worth more than they sound.

The land

Five acres outside the city limits, fully fenced, with good frontage on a county road and ranches around it. The mailing address reads Whitesboro, but the tract itself sits in Cooke County and the listing places it in the Callisburg school district, which is worth knowing before you assume which schools your kids would attend. Highway 377 is a few minutes away.

Sandy soil is not a small detail

The listing mentions sandy soil almost in passing, and around here that is a real advantage. Much of North Texas sits on expansive clay that swells when it rains and shrinks when it does not, which is why so much of what I get called out to look at is foundation movement. Sandier soil generally drains better and moves less, which usually means a simpler foundation design and fewer arguments with your slab over the next twenty years.

I say generally and usually on purpose. A geotechnical report on the actual building envelope is what settles it, and on a five acre tract I would want one before we finalize a foundation design. But starting from sand rather than heavy clay is a good place to start.

Fencing, frontage, and the water meter

Fully fenced already is money you do not spend and a fight you do not have, especially if animals are part of your plan. Good road frontage matters more than people expect too: it keeps the driveway short, which keeps the utility trenching short, which keeps the sitework number down.

The honest caveat is water. The listing says electric is available and water is at the road but still needs a meter. Getting a meter set is routine, but it takes time and it costs something, and the supplier’s current tap fees and timeline are worth a phone call before you close rather than after. The listing also mentions deed restrictions and that additional acreage is available, both of which are worth asking about directly.

What I would build here

Five flat, fenced, well-drained acres with frontage is close to ideal for a single-story custom home with a shop. I would set the house back from the road for quiet, run a short drive off the existing frontage, and put the shop where it is easy to back a trailer into without crossing the yard. If horses are in the picture, the fencing is already doing half the work. This is a straightforward, sensible piece of land, and straightforward is underrated when you are building.
