For somebody who has been waiting for an entry point, this is what one looks like.

The land

Just under three acres in what the listing calls the North Texas hill country, with small hills in the viewing area and a deep, live creek below the building area. Sitting above a creek rather than beside it is the detail I would pay attention to here. Elevation above water usually means better drainage, a foundation that is easier to get right, and a view worth orienting the house toward.

Minimal restrictions, and what that actually means

The listing describes minimal restrictions and specifically mentions building a barndominium and keeping animals. In practice that flexibility is the difference between building what suits you and building what a covenant allows. If you want a metal building with living quarters, a shop bigger than the house, or a couple of horses, this is the kind of tract where that conversation is short.

I would still read the restrictions in full before you buy, not after. Minimal is not the same as none, and the specific wording determines whether the shop you are picturing is actually allowed.

The honest part

Electric on the property is a real head start, but this is still country land. You are looking at a well and a septic system as part of the project. The listing says water wells in the area are good, which is encouraging, though well depth and output vary lot to lot and I would want that confirmed before we set a number. At this price, there is room in the budget to do those right rather than cheap, which matters more over thirty years than almost anything you can see.

Keep the footprint sensible, spend the savings on the envelope and the finishes, and let the setting do the rest of the work.
