I have built lake houses on Texoma, and the thing I tell people every time is that the work starts long before the framing does. Clearing, siting, and getting a drive in can eat a surprising share of a budget. On this tract just under two acres near Gordonville, somebody has already done a good part of that.
The land
The listing describes just under two acres strategically cleared for privacy, with several usable building sites and a driveway already in place. Remaining brush piles are to be burned and removed. Cedar Mills Marina is minutes away, and the listing points to boating, fishing, hiking, and hunting close by.
Clearing and a drive sound like small things on a listing sheet. They are not. Selective clearing that leaves the right trees standing is genuinely hard to undo if it is done badly, and an existing drive means the first equipment that shows up can actually reach your building site.
What I would confirm before you buy
This is where I have to be careful, because the listing does not spell out utilities. Before I would put a number on a build here, I would want to know what water service is available or whether you are drilling a well, what the septic design looks like for the site you choose, and how far electric service has to come. Near the lake those answers vary a lot from one road to the next.
None of that is a reason to walk away. It is a reason to ask the questions in the right order, and to get them answered before you are under contract rather than after.
Being near the lake, honestly
The listing points to significant development coming to the Lake Texoma area. I would treat that as the listing’s outlook rather than a promise, and I would not buy land on the strength of announcements. What I would buy it for is simpler and more durable: a quiet, private, already cleared site a short drive from the water, in a part of Grayson County where people actually want to be.
What I would build here
Two cleared acres near Texoma says lake house to me, whether that is a weekend place or a forever home that happens to be near the water. I would use the clearing that is already there rather than opening the site up further, keep the trees that give you privacy from the road, and put the main living space and a deep covered porch on the best outlook. Somewhere to rinse boots and store rods near the door, a garage that fits a boat, and finishes that shrug off wet swimsuits and dogs. A lake house should be easy to come home to and easy to leave.
