Three acres on a paved farm road, five miles from Gainesville, zoned residential and outside the city limits. On paper this is about as straightforward as a build site gets in Cooke County. There are two things the listing does not tell you yet, though, and both are worth knowing before you write an offer.

The land

Just over three acres in the AM Ranches subdivision, fronting FM 372. The listing describes it as open ground with room for a custom home, a barndominium, a shop, a garden, or just space, and it lists the schools as Gainesville elementary, middle and high.

The detail I would not skip past is the pavement. Fronting a maintained farm-to-market road rather than a gravel county road means your drive is short, the concrete trucks arrive on a surface that holds them in February, and you are not negotiating with anyone about a shared access easement. Builders notice road frontage because it quietly sets the cost of everything that has to be hauled in.

What the listing does not answer

First, utilities. The listing does not mention water, septic or electric at all. On three acres outside the city limits that most likely means a well, a septic system designed for whatever house we land on, and an electric run from wherever the nearest service sits. That is normal out here and it is not a reason to walk away, but it is unpriced, and on a tract at this price per acre you want it priced before you commit rather than after.

Second, and this one is easy to read past: the listing says reasonable deed restrictions will be in place. Future tense. That means the restrictions are not recorded yet, so there is nothing for you or me to actually read. Restrictions are usually a good thing on a subdivision like this, since they are what keeps the lot next door from becoming something you did not plan on. But I would want the recorded document in hand before closing, not a description of what it will probably say. Minimum square footage, whether a metal shop is allowed, and whether you can build the shop before the house are exactly the terms that decide whether the plan in your head is buildable.

What you are paying for

At $189,000 for three acres, this is priced above the raw country tracts in this series and below the developed lots closer to town. You are paying for proximity and for pavement. Five miles from Gainesville means groceries, fuel, the hospital and I-35 are all a short drive, and the commute south toward Denton and the Metroplex is straightforward.

Whether that premium is worth it depends entirely on how you will use the place. If you want to be genuinely remote, your money goes further further out, and I have written about several of those. If you want country quiet with a five minute drive to town and a road that does not wash out, this is what that costs.

COOKE COUNTY Gainesville 5 mi NNW Valley View 7 mi SW Lindsay 9 mi NW Callisburg 10 mi NNE Era 12 mi WSW Denton and DFW 26 mi S The Property 10 mi N
Where it sits: Cooke County, southeast of Gainesville between Valley View and Lindsay, with Callisburg and Era nearby and the Denton and DFW area to the south. Distances are straight-line miles. Lot location is approximate.

What I would build here

Three acres with road frontage wants a house set well back from the pavement, both for quiet and so the approach has a little length to it. I would put the home toward the rear third of the lot, run the drive straight rather than curved to keep the sitework honest, and place the shop behind the house where it is reachable with a trailer but not the first thing anyone sees.

A single-story plan suits this ground, and a barndominium would be at home here too, assuming the restrictions allow it once they are recorded. Three acres is enough for a real yard, a garden, a shop and room between you and the neighbors, without being so much land that you spend every Saturday on a mower.

Zoning, acreage and school assignments are as described by the listing and should be independently verified with Cooke County.
