Most acreage I look at needs a well drilled, a septic system designed, and an electric run brought in before anyone pours a slab. This one does not. Just under five acres on County Road 121 in Cooke County already has water, electric, and septic on site, and that changes the math on a build more than almost anything else could.
The land
Right at five acres in the Callisburg school district, north and east of Gainesville. The listing describes it as a spacious tract with room to get away from the hustle while staying close enough to town for groceries, fuel, and everything else you run into town for. There is an existing mobile home on the property that the listing says could use some work or simply be removed.
Why utilities on site is the headline
When someone asks me what an acreage build costs, the honest answer usually starts with a list of unknowns. How deep is the well. What does the soil do to the septic design. How far is the nearest electric service and who pays for the run. Those three items are where acreage budgets go sideways, and you often cannot price them accurately until you are already under contract.
On this one, the listing says water, electric, and septic are already there. I would still verify all three, because verifying is my job: the well’s output and water quality, whether the septic is sized and permitted for the house you actually want, and what the electric service can carry. But starting from existing service instead of bare dirt takes the single biggest variable out of your budget before we draw anything.
About that mobile home
Do not let it put you off, and do not assume it is free to deal with either. If it comes out, that is a demolition and haul-off line item we price up front, not a surprise. If it stays during construction, it can be a genuinely useful thing to have: somewhere to live or store materials while the house goes up, which is not a small convenience when you are building out in the county.
What I would build here
Five usable acres with service already run is a natural fit for a single-story custom home with a real shop behind it. I would site the house to take advantage of the existing utility runs rather than fighting them, which keeps trenching costs down, then set the drive and the shop where they make sense for how you actually move around the property. With the utility questions mostly answered, more of your budget goes into the house itself: better windows, a deeper porch, the kitchen you actually wanted.
