Every so often a lot checks the boxes that actually matter instead of the ones that photograph well. This one is level, it is cleared, water and electric are already on site, you are free to hire whoever you want to build on it, and the listing puts the tax rate at 1.348 percent. In this part of the world that last number is worth paying attention to.

The land

Three and a half acres in High Country Estates, north of Decatur and about ten minutes from Slidell schools. The listing describes it as level and cleared with water and electricity on site. Level and cleared is not glamorous, but it is money: less dirt work, a simpler pad, and a shorter path from closing to a foundation.

It is a platted subdivision lot rather than raw ranch land, so there are rules. The listing notes an 1,800 square foot minimum, horses allowed, and mobile homes not allowed. I would read the full restrictions before closing, especially if a large shop or an outbuilding is part of the plan.

Why the tax rate is in the headline

Texas has no state income tax, and the tradeoff is a property tax burden that ranks among the highest in the country. I wrote about that at length earlier this year, because it is the single line item most likely to surprise people who move out here from somewhere cheaper.

The listing puts this one at 1.348 percent with estimated annual taxes of $1,581. For comparison, plenty of North Texas counties run closer to 1.7 or 2.1 percent. On a finished home worth several hundred thousand dollars, the gap between 1.3 and 2.1 percent is real money every year for as long as you own it. Verify the current rate with the Wise County appraisal district rather than taking a listing sheet’s word for it, but it is worth verifying.

Bring your own builder

The listing says it plainly, and it matters. When a lot comes tied to a builder you are choosing from a menu, not commissioning a house. Here you are free to design what you actually want and hire the person you want to build it.

With water and electric already on site, the two questions that usually blow up an acreage budget are mostly answered. I would still confirm what the water service is and what the electric service can carry before we set numbers, and septic will still need to be designed and permitted for whatever house we land on. But you are starting a long way ahead of bare dirt.

What I would build here

An 1,800 square foot minimum is a floor, not a target. On a level three and a half acres I would build a single-story home wider than it is deep so the main rooms get good light, set it back from the road, and keep the drive short to hold down trenching. There is room for a shop and for horses without crowding the house. The commute reaches Denton, Gainesville, Decatur and the Alliance corridor, so this works for somebody still driving to work as easily as for somebody who is not.
