There is a line in this listing that matters more than anything else in it: you get to choose your own builder. A lot of developed lots in growing parts of North Texas come tied to a builder, which quietly means you are buying their plan, their finishes, and their timeline. This one does not, and on a nice acre in Collinsville that is worth saying out loud.

The land

A one acre homesite with light restrictions, described by the listing as country living that is still minutes from shopping, dining, and schools. Collinsville sits in southern Grayson County, which puts you in genuinely rural surroundings while keeping Sherman, Denton, and the north end of the Metroplex all within a reasonable drive.

Choosing your own builder is the whole point

When a lot comes with a builder attached, you are not really commissioning a custom home. You are picking from a menu. The floor plan is theirs, the allowances are theirs, and the answer to most of your questions is whether it is available rather than whether it is possible.

On a lot like this one, we start from what you want. I am a one man operation by design: I am on the site from the first day to the last, and the person you talk about your house with is the person supervising the framers. That only works if you are free to hire me in the first place.

What actually fits on an acre

I would rather be straight than sell you a fantasy. An acre is a genuinely comfortable homesite. It is room for a real house, a proper drive, a shop or a detached garage, a yard for kids or dogs, and space between you and the neighbors. What it is not is a ranch. If you are picturing pasture for horses or a long private approach through trees, you want more land than this and we should be looking at a different tract. If you are picturing a well-built home on a quiet road with elbow room and a short drive to town, an acre does that very well.

The listing mentions light restrictions rather than none, so I would read them closely before closing, particularly on outbuildings and minimum square footage if a shop is part of your plan.

What I would build here

A single-story custom home set back far enough from the road to feel private, with the garage turned so you are not staring at doors from the street, and a covered porch across the back. On an acre, the siting decisions do a lot of work: which way the main rooms face, where the drive lands, where the shop goes so it is useful without dominating the lot. Those are the conversations I would want to have standing on the property with you, not over email.
